Rajasthan Enforces New Business Regulations in Residential Zones, ETRealty

JAIPUR: The Urban Development and Housing (UDH) department Tuesday issued a notification prohibiting certain commercial activities in residential zones across the state. Effective immediately, activities such as warehousing and storage of both inflammable and non-inflammable goods, wholesale markets, weighbridges and oil or gas depots will no longer be allowed in residential land use zones.

Previously, these businesses were allowed to operate with special permissions. The latest changes aim to eliminate these allowances and bring clarity to urban land use. The introduction of these restrictions is intended to provide clarity and consistency in urban land use throughout Rajasthan. The updated regulations affect a range of land use categories, including residential, commercial, industrial, public and semi-public, recreational, transport hubs, tourism, peripheral control zones and mixed land usages.

A senior UDH official said, “The changes in the land use patterns have been made through amendments to the Development Promotion and Control Regulations, restricting several activities across various land use zones. The updated regulations also extend to lands designated for truck and bus terminals and areas controlled for highway development.”

The new restrictions signify a proactive approach to urban planning, as officials aim to reduce confusion among residents, mitigate inconveniences caused by incompatible land uses and offer clear guidance to both municipal authorities and potential investors. The officials noted that these changes align with recent directives from the central govt to promote compliance reduction and deregulation across states.
