Hyderabad: Hyderabad Metropolitan Development Authority (HMDA) has restored the building permission of Sri Aditya Kedia Realtors for a 38-storey high-rise in Manchirevula, Gandipet Mandal, Rangareddy district.
The move comes after the Telangana High Court, in March 2024, directed the authority to reinstate the approvals that were earlier cancelled.
Flooding Concerns Renew Spotlight
The project once again drew public attention after Musi river overflowed recently, which caused flooding on the Outer Ring Road (ORR), and water entered the cellar of the under-construction building.
Initial Approvals
The realtor had applied for permissions on May 12, 2022, to construct the multi-storey building on 9.19 acres abutting the Musi river.
As the site was close to the river, HMDA sought clarifications, after which the builder produced NOCs issued by the Irrigation Department and the Rangareddy District Collector on October 8, 2021.
Following scrutiny by the Multi-Storeyed Building (MSB) Committee and payment of prescribed fees, HMDA issued building permissions on August 19, 2022.
Encroachment Allegations
A joint inspection carried out on June 3, 2023, by HMDA along with irrigation and revenue officials, found that the realtor had built a retaining wall encroaching into the Musi river’s buffer zone. Consequently, HMDA issued a show-cause notice on August 2.
As the company’s explanation was deemed unsatisfactory, HMDA cancelled the permissions on August 18, 2023, and directed the realtor to remove the wall.
Legal Battle and Restoration
Challenging the cancellation, Sri Aditya Kedia Realtors approached the Telangana High Court. The court instructed HMDA to conduct a fresh inspection. On February 26, 2024, officials confirmed the realtor had removed the retaining wall.
On March 1, the High Court ordered HMDA to restore the building approvals, which the authority complied with on June 20, 2024.
