Over 70 Available in Raj Nagar Extension & Noornagar, ETRealty

GHAZIABAD: Ghaziabad Development Authority (GDA) has launched a residential plot scheme in Raj Nagar Extension and Noornagar under the Noornagar Housing Scheme, offering around 77 land parcels ranging from 60-221 sqm for sale. The tendering process for the work will begin this week.

According to a GDA official, the scheme will be spread over an area of 17,872 sqm.

“We will undertake external development of the area, for which an amount of Rs 3.05 crore has been earmarked for road and sewer network, and another Rs 1 crore will be spent on providing electricity infrastructure and works related to beautification,” the official said. “The area has much better connectivity with the Hindon Elevated Road, and the good thing is that plots in various sizes will be available, which will cater to the housing demands of people from varied income groups.”

Meanwhile, the industrial cum logistic park in Saidpur Hussainpur project in Modinagar, being undertaken by State Industrial Development Authority, has also seen some progress. It was approved by GDA board in Sept this year.

Officials said they have earmarked 250 hectares of land for the park. Of this, 64 hectares falls under govt land in the area, while 187 hectares of private land will be acquired, either through mutually agreed rate or through the Land Acquisition Act. “The process for land acquisition has already been initiated, and administration has also appointed a nodal officer who will help facilitate the land acquisition process,” the official said.

Land acquisition will take place in two phases – 197 hectares in the first phase and 55 hectares in the second phase. The process is expected to start in six months.

“The initiative of developing the industrial cum logistic park in Saidpur Hussainpur in Modinagar will be taken up under the state govt’s industrial policy. A survey conducted in the area by a private firm made strong recommendations for the park. The area is well connected while at the same time it is out of the city’s limits,” the official added.

The proposed park will be located 4 km from DME, which is connected to EPE and NH 58, and 4 km from Meerut South Central metro station. Partapur Bypass in Meerut is 7 km from the Saidpur Hussainpur area, as is Mohiddinpur railway station.

“The logistics hub is part of the Authority’s long-term traffic management plan to prevent heavy vehicles from entering the city’s limits and, at the same time, facilitate the smooth movement of raw materials and goods to its industrial clusters,” the official said.

Previously, the UP govt had selected seven cities to develop logistic hubs, including Ghaziabad. The state govt will bear 50% of the land acquisition cost in the form of seed capital for a period of 20 years under its industrial policy.
